Large new-construction home set back on a wooded cul-de-sac lot in Marvin NC in November

Broadmoor at Marvin: What It Is and Who Looks Here

November 03, 2026•5 min read

Broadmoor at Marvin is a new-construction community of large homes on wooded lots near the corner of Waxhaw-Marvin Road and Stacy Howie Road, in zip code 28173. One listing site shows plans from the $1.89 million range, and recent resale closings I found ran from $1.9 million to $2.3 million. HOA dues were not listed on the pages I read, so ask for them early.

Quick Answer: Broadmoor at Marvin, NC is a new-construction community where Beechwood Homes lists three plans of roughly 4,100 to 4,700 square feet, priced from about $1.89 million, according to NewHomeSource. An MLS-based page lists average lots near 0.75 acre. Jennifer Ledford of The Ledford Group at eXp Realty helps luxury buyers compare Marvin communities and read the fine print before they commit.

I'm Jennifer Ledford with The Ledford Group at eXp Realty, and Marvin is one of my lead markets. Broadmoor is one of the active new-construction stories here. Below is what two sources agree on, where they don't, and what I'd ask.

What is Broadmoor at Marvin?

It sits in Union County, with the sales center listed at 1009 Broadmoor Drive. NewHomeSource names Beechwood Homes as the builder and says four estate lots and two quick move-in homes remained, though that page carries no date. An MLS-based page from Palmetto Park Realty describes the homes as custom and semi-custom, with main-level primary suites, guest suites, offices, bonus rooms, and three- to five-car garages.

What do the plans look like?

NewHomeSource lists three single-family plans. The Poplar is 4 bedrooms and 3.5 baths at 4,330 square feet, from $1,889,900. The Magnolia is 4 bedrooms and 3.5 baths at 4,126 square feet, from $1,895,900. The River Birch is 5 bedrooms and 4 baths at 4,537 square feet, from $1,909,900. The same page shows two different square-foot ranges for the community, so confirm sizes on the plan you like.

How big are the lots?

Palmetto Park reports an average lot of about 0.75 acre, with wooded, cul-de-sac lots and some that could take a pool. That is big for a new community, but smaller than the multi-acre lots found elsewhere in Marvin. If you want four or five acres, look at other parts of town.

What have homes in Broadmoor sold for?

The Palmetto Park sold table lists 17 sales from August 2024 through October 2026. Recent ones: 1121 Mesa Way, $2,325,000 on October 20, 2026; 1124 Mesa Way, $1,915,000 on October 5, 2026; and 1017 Broadmoor Drive, $2,290,000 on March 12, 2026. Prices across the full table run from $1,390,129 to $2,735,000. One home at 1008 Broadmoor Drive was pending at $1,850,000.

The page has mismatches. Its cards and its table show different sold prices for several homes. Its summary block looks stale. Ask me for a Canopy MLS report before you set a number.

Days on market varied a lot, from 0 to several hundred in the table. Time to sell depends on price and home, so I would not use one number to guess your own.

What about HOA dues and amenities?

Neither page listed HOA dues. NewHomeSource mentions trails and a Firethorne Country Club membership under social activities. Palmetto Park lists no shared amenities. Ask the builder and the HOA to put dues, rules, and what the membership means in writing.

Which schools serve Broadmoor?

Both sources list Marvin Elementary, Marvin Ridge Middle, and Marvin Ridge High. Union County Public Schools sets assignments and can change them, so confirm the exact lot with the district.

What is nearby?

Marvin has little commercial development by design. For groceries, Stonecrest Shopping Center, with a Whole Foods, is about five to ten minutes away. Postino Ballantyne is a lively wine bar and food spot, and Marvin Efird Park has trails and open green space. Life Time Fitness Ballantyne is the area's flagship gym.

Who looks at Broadmoor?

Buyers who want a new, large home on a wooded lot and don't want to build from scratch tend to look here. Executives and move-up buyers from Waxhaw, Weddington, and south Charlotte often compare it with Marvin Creek, Sage at Marvin, and Marvin Commons. Think about what you want: lot size, a builder warranty, or a home you can move into soon.

What should I ask before I buy?

1. What is in the builder contract and what is the warranty?

2. What are the HOA dues and the rules?

3. Is the lot you like part of the four remaining estate lots?

4. What are the recent sales on that street?

I won't open a single door without a signed buyer agency agreement. With new construction, that protects you in the builder's office too. Call me at 704-607-6996.
