On a $1.2 million Marvin home, property taxes add about $490 a month at current rates, and insurance adds whatever your quote says. With 20% down and a 7.40% rate, the loan payment is about $6,647, so taxes bring it to roughly $7,137 before insurance.
Quick Answer: Union County's total property tax rate for 2026-27 is 43.42 cents per $100 of assessed value, and the Village of Marvin adds 5.63 cents. On a home assessed at $1.2 million, that is about $5,886 a year, or $490.50 a month. Jennifer Ledford of The Ledford Group at eXp Realty tells Marvin buyers to ask their lender for a full payment estimate that includes taxes, insurance, and any fire district or HOA fees.
I'm Jennifer Ledford with The Ledford Group at eXp Realty, and I work with luxury buyers in Marvin, Weddington, and South Park. Buyers look at the price and the loan payment first. Then the tax and insurance lines show up and the monthly number changes. I'd rather you see it before you fall for a house.
Everything below is an example, not a quote, and not tax, insurance, or financial advice.
Two governments tax a Marvin home. Union County's total rate for the 2026-27 fiscal year is 43.42 cents per $100 of assessed value, according to the county, which adopted its budget on June 16, 2026. The Village of Marvin's rate is $0.0563 per $100, according to the Village's website. It was $0.08 in 2024-25 and dropped after the county's reappraisal.
Together that is 49.05 cents per $100. Union County collects the taxes for both.
I used a $1.2 million assessed value to keep the math simple.
- County tax: about $5,210 a year.
- Village tax: about $676 a year.
- Total: about $5,886 a year, or $490.50 a month.
Now the loan. Freddie Mac's 30-year fixed rate was 7.40% on October 15, 2026, according to Trading Economics. With 20% down, the loan is $960,000, and principal and interest is about $6,647 a month. Add the taxes and you get about $7,137 before insurance, any fire district tax, and HOA dues. Rates move weekly, so ask your lender for today's number.
Not always. The county taxes its own assessed value, not your contract price. Look up the home on the Union County tax site before you offer. If it's new construction, ask the county how it will be assessed. Union County Tax Administration is at 704-283-3848.
I couldn't find Marvin's fire district tax in the documents I read, so it isn't in my numbers. Union County levies fire service district taxes, so ask what applies to the address. Then check for HOA dues, which new communities like Broadmoor at Marvin and Sage at Marvin can explain, and for flood risk if the lot has a creek. Flood coverage is separate from a standard homeowner policy.
I won't guess. It depends on the home, its roof, its age, and the carrier, so get a real quote before you offer.
I can tell you rates have been climbing. Under a state settlement, Charlotte-area base rates rose 9.3% in June 2025 and 9.2% in June 2026, according to ABC11. To see the effect on your payment, remember this: every $1,000 a year in insurance adds about $83 a month. A $5,000 premium adds about $417 a month.
Most lenders collect tax and insurance money monthly in escrow and pay the bills for you. Taxes are due September 1 and are delinquent after January 5, according to the Village. Ask for an estimate showing principal, interest, taxes, and insurance together.
You have options, and I'd rather talk about them now than at closing. Some buyers put more down. Some ask the seller to help with a rate buydown, which lowers the rate for a set period. Some choose a lower price. I'll show you the payment and what similar homes sold for, and you decide.
Marvin has no commercial strip by design. Stonecrest Shopping Center, anchored by Whole Foods, is about 5 to 10 minutes away, and Marvin Efird Park has walking trails and green space.
