This is the question I get more than any other right now. People see the headlines about rates and inventory and assume prices must be coming down. Let's look at what's actually happening.

The short answer is no. Prices are not dropping in South Charlotte. What's changed is the pace.

Ballantyne came in with a Q1 2026 median of $626,000. That's up nearly 11% from Q1 2025. SouthPark home values are running around $663,000 to $679,000 depending on the source and the month you're looking at. Myers Park stays in its own stratosphere, with single-family homes routinely trading above $1.6 million.

What you are seeing is that homes are taking longer to sell. Ballantyne averaged 64 days on market in Q1 2026. A year earlier, it was 29 days. That's a real shift. But a home sitting longer doesn't mean it sold for less. It means sellers had to be realistic about price from the start.

Across the Charlotte metro, the current list-price-received ratio runs around 95.6%. If you're priced right, you'll get offers close to your number. If you're priced for last year's market, you'll wait.
