Ballantyne vs. SouthPark: Which One Actually Fits Your Budget?

If you've been searching South Charlotte homes, you've noticed that Ballantyne and SouthPark both keep coming up. They're both great areas. They're not the same area. Here's the honest breakdown, with real MLS numbers.

Ballantyne

Ballantyne is more suburban. Newer construction, master-planned communities, more square footage per dollar than SouthPark.

MLS data for zip 28277 shows single-family homes averaging $675,000-$726,000 year to date in 2026, with the most recent month closing at $726,174 across 340 sales. If you want to get into Ballantyne for less, condos and townhomes in the same zip are averaging $490,000-$535,000, with May closing at $534,910 across 136 sales.

Ballantyne is a better fit for families who want a backyard, a neighborhood pool, and strong public elementary schools nearby. The community has a more kid-focused feel overall and the newer construction stock means fewer surprise repair bills in the first few years.

SouthPark

SouthPark feels more urban. It's walkable in ways that most of South Charlotte isn't. You're close to SouthPark Mall, a strong restaurant and bar scene, and a quicker shot to Uptown than anywhere else in this corridor.

MLS data for zip 28210 shows single-family homes averaging $700,000-$740,000 in recent months, with April closing at $739,465 across 208 sales. May spiked higher, likely pulled up by a handful of high-end closings. The stable working number is mid-to-upper $700,000s.

SouthPark tends to attract buyers who want lifestyle proximity over square footage. Younger professionals, downsizers who want to walk to dinner, people who care more about the neighborhood feel than the garage size.

The honest budget breakdown

$490,000-$535,000: Ballantyne condos and townhomes. Your entry point into this corridor with good schools and community amenities nearby.

$650,000-$750,000: Ballantyne single-family and SouthPark single-family are running neck and neck on price right now, so the decision at this level comes down to lifestyle. Suburban and more space, or urban and more walkable.

$750,000+: Both markets open up fully. Cotswold also enters the picture here, though MLS data shows it averaging $988,000-$1.2M YTD, so it's really a $900,000+ conversation in practice.

Neither is the wrong answer. The right answer depends on how you actually live day to day, not just what fits on a spreadsheet.
