Springfield in Fort Mill, SC: How It Differs From Baxter Village for a Relocating Buyer
Springfield in Fort Mill is built around an 18-hole golf course and sits beside the 2,100-acre Anne Springs Close Greenway, according to Palmetto Park. Baxter Village is a master-planned community with a walkable town center. If you are moving to Fort Mill, the two feel different, and the setting is the first thing to decide.
Quick Answer: Springfield is a golf-course community in Fort Mill, SC with homes built between 2006 and 2019 on lots averaging 0.39 acres, per Palmetto Park. Baxter Village is a master-planned, walkable community near I-77 with a town center. Jennifer Ledford of The Ledford Group at eXp Realty tells relocating buyers to choose by setting and daily routine first, then compare prices and HOA terms.
I'm Jennifer Ledford with The Ledford Group at eXp Realty. Fort Mill is one of the markets I serve in York County, SC. I wrote about Baxter Village earlier, so this piece focuses on Springfield and where it differs. I have not toured either one for this article, so I am using published sources and I will name them.
What is Springfield in Fort Mill?
Palmetto Park describes Springfield as a community around an 18-hole championship golf course, next to the Anne Springs Close Greenway, in the 29715 ZIP code. It lists about 20 minutes to Uptown Charlotte and 25 minutes to Charlotte Douglas airport. Those times depend on traffic, so test them.
Livability calls it one of Fort Mill's most established golf-course communities, with custom and semi-custom homes, quieter streets, and larger homes and lots than in many other parts of town.
From Palmetto Park:
- Homes built between 2006 and 2019, with a median year built of 2013.
- An average lot of 0.39 acres.
- Three community pools, a fitness center, tennis and pickleball courts, walking trails, and a clubhouse.
- Greenway membership included with the HOA, though the page did not give a fee.
- Schools listed as Fort Mill Elementary, Fort Mill Middle, and Nation Ford High.
The golf course is a feature of the setting. Ask whether golf membership is separate from the HOA, and what each costs.
How much do homes cost in Springfield?
Palmetto Park shows active and pending homes from $1,095,000 to $2,050,000, and recent sales from $705,000 to $1,855,000. The median sale price over the last twelve months appears as $1,235,000 in one section, while another section shows $1,370,000. The page disagreed with itself, so I would not quote either figure. Look at sold homes on the street you like.
What is Baxter Village like?
Baxter Village is a master-planned community near Interstate 77 and the North Carolina border. A Congress for the New Urbanism profile says it covers about 1,033 acres and was designed as a traditional neighborhood development. That profile dates from 2008, so I treat the details as background.
Livability describes a mix of single-family homes, townhomes, and custom homes, tree-lined streets, and sidewalks that connect much of the community. The Baxter Town Center has restaurants, coffee shops, and services. Events include concerts, seasonal festivals, and farmers markets.
What is nearby?
Fort Mill has a few well-known spots. Kingsley Town Center is a former textile mill turned into a shopping and dining destination. Walter Y. Elisha Park has 12 acres of green space and trails, and RiverWalk runs along the Catawba River with a 2.5-mile cycling and walking stretch. Local Dish and The Improper Pig are two downtown favorites on my list.
What should a relocating buyer check?
- HOA documents for each community, including fees and what they cover.
- School assignment for the exact address from Fort Mill School District. Assignments can change.
- South Carolina property tax and vehicle tax rules for new residents. Ask the York County Auditor and a tax professional. This is not tax advice.
- Your commute at real hours, with I-77 as your route. - Sold homes from the last 30 to 90 days on the street you want.
How do I buy in Fort Mill with a plan?
My process is the Committed Client Method. That means full representation and a signed buyer agency agreement before I open a door. For relocating buyers, I pull sold homes, read the HOA documents with you, and keep you informed while you are still out of state.
