Heritage at Marvin or Providence Downs South: Which One Actually Fits the Way You Want to Live
If you're deciding between Heritage at Marvin and Providence Downs South, the honest answer is this: Heritage gets you brand new construction and a smaller, quieter footprint starting around $1.2 million, while Providence Downs South gets you an established, tight-knit community with a pool and clubhouse already built, at a median list price closer to $1,999,000. Which one fits depends less on the price tag and more on whether you want to build your version of the neighborhood or move into one that's already there.
Quick Answer: Heritage at Marvin is Marvin's newest boutique new construction community, built by Jones Homes USA starting around $1.2 million. Providence Downs South is an established, amenity-rich community with a median list price near $1,999,000 as of its most recent public data. I'm Jennifer Ledford with The Ledford Group at eXp Realty, and in my 10+ years working the Marvin market, this is one of the most common comparisons I walk buyers through.
I've helped 250+ buyers and sellers across the Charlotte Metro, and lately, a lot of those conversations start the same way. A family has outgrown their current home, they've done their research, and they've narrowed Marvin down to these two communities. Both are excellent. They're just built for different people.

What Heritage at Marvin actually offers right now
Heritage at Marvin sits in Marvin's newly created Heritage District on New Town Road, and it's genuinely one of the most active new construction projects in town right now. Jones Homes USA is building semi-custom single-family homes here, which means you pick from a set of floor plans and then customize finishes, structural options, and elevations to fit how you actually live.
The homes range from 3,577 to 5,158 square feet, most with three- and four-car garages on large lots. As of this writing, there are just 2 homes left in the community, with 2 of them move-in ready, priced roughly between $1,750,000 and 1,700,000, according to current listing data. That's a small, boutique footprint by design. Heritage also has double-sided sidewalks and a walking trail that connects through the whole neighborhood, so even though it's new, it doesn't feel disconnected.
As a listing specialist in Marvin, I've seen firsthand that buyers drawn to Heritage tend to be the ones who don't want to inherit somebody else's decisions. They want the primary suite laid out their way, the kitchen finished with their choices, and a home nobody else has lived in first.
What Providence Downs South offers that Heritage can't
Providence Downs South is technically just across the line near Waxhaw, but it's zoned into Marvin Ridge schools and functions like a Marvin community in every way that matters to buyers. It's smaller and tighter-knit than you'd expect, with roughly 400 residents across 114 households, and it's overwhelmingly owner-occupied at 96%.
What Providence Downs South gives you that new construction simply can't is a community that's already fully formed. The pool, sports courts, clubhouse, and walking trails behind the home sites aren't rendering images, they're already built and already being used. Homes here were built by multiple established Charlotte-area builders, and lot sizes tend to run large with more established landscaping than you'll find anywhere brand new. As of July 2026 public listing data, the median list price sat at $2,036,000, with an average time on market of 17 days, per Canopy MLS data.
In my 10+ years working the Marvin market, families who choose Providence Downs South over Heritage almost always mention the same thing: they wanted to see the trees, the neighbors, and the social calendar before they signed anything. That's not a small thing when you're moving your whole family somewhere new.
Schools and buyer profile: how the two compare
Both communities feed into some of the strongest schools in the Charlotte Metro, which is a big part of why buyers cross-shop them in the first place. Heritage at Marvin and the broader Marvin market are zoned for Marvin Ridge High, Marvin Ridge Middle, and Marvin Elementary. Providence Downs South is also zoned into the Marvin Ridge district, so families aren't sacrificing school quality either way. That takes one variable off the table entirely, which is honestly a relief for a lot of buyers who assume they'll have to choose between the neighborhood they want and the school district they need.
Where the two diverge is buyer profile. Heritage tends to draw executives and relocating families who want to move in once and be done, without the sweat equity of updating someone else's finishes down the road. Providence Downs South tends to draw families who've been watching Marvin for a while and want the instant sense of community, the established landscaping, and a home with some character already built in. Neither is right or wrong. It comes down to whether you'd rather choose your finishes or choose your neighbors' fifteen years of shared history.

The lifestyle side of choosing between the two
Neither community has much in the way of its own commercial development, and that's on purpose. Marvin doesn't have a downtown, and residents in both Heritage and Providence Downs South drive the same 10 to 20 minutes to the same excellent spots. Stonecrest Shopping Center, anchored by Whole Foods, is about 5 to 10 minutes from either community. For dinner out, Postino Ballantyne is a favorite for its wine bar energy and shareable food, and 131 MAIN Restaurant is where a lot of my Marvin clients go for anniversaries and special occasions.
For families who want an active lifestyle close to home, Life Time Fitness Ballantyne is the area's flagship gym with a resort-style pool and full class schedule, and Marvin Efird Park offers low-key walking trails and open green space that both Heritage and Providence Downs South residents use regularly. For a bigger outdoor day, Cane Creek Park in Union County runs over 1,000 acres with fishing, hiking, and camping, about 20 minutes from either front door.
If you want the deeper story on Heritage at Marvin's launch and what it means for the broader Marvin market, I covered that in detail in what Heritage at Marvin's community launch means for Marvin home values. And if you're weighing Marvin against a neighboring luxury market entirely, I broke down why Honeywell and Wells Fargo relocators keep choosing Marvin over somewhere closer to uptown, which is worth a read if your decision is bigger than just these two neighborhoods.
The financial trade-offs most buyers don't think through
New construction and established resale come with different cost pictures, and it's worth walking through both before you sign anything. At Heritage at Marvin, your price is largely fixed once you select your finishes, but you're building in a community that's still filling in. That means your yard, your street trees, and your neighbors' landscaping are all a work in progress for the next few years, which some buyers love and others find frustrating.
At Providence Downs South, you're paying for what's already finished, mature trees, an established HOA with a track record, and neighbors who've already worked out the community's rhythms. That premium shows up in the price, but it also means fewer surprises.
I always tell buyers to run the numbers past five years, not just the purchase price. A new build at Heritage may need less maintenance in year one, but an established home at Providence Downs South comes with landscaping and structural elements that have already proven themselves through a few North Carolina seasons. Neither cost picture is automatically better. It depends on whether you'd rather pay upfront for certainty or pay over time for flexibility.
Making the decision: questions worth asking yourself
Before you write an offer in either community, I'd ask yourself a few honest questions. Do you want to spend your first six months in Marvin picking tile and cabinet finishes, or do you want to spend that time unpacking and meeting neighbors at the pool? Are you moving here permanently, or is this a five-to-seven year home before your next move? And how much do you actually value a fully mature landscape versus the ability to customize every detail from day one?
I've walked enough buyers through both communities to know there's rarely a wrong answer here, just an honest one. Families relocating from out of state for a new job often lean toward Heritage, since a fresh start in a fresh house matches the bigger life change they're already making. Families who've been circling Marvin for a year or two, who already know they want the established feel, tend to gravitate toward Providence Downs South.
The honest bottom line
After 250+ closings in this market, what I've learned is that this decision usually isn't really about the house. It's about how you want your first year in Marvin to feel. Heritage at Marvin gives you a blank canvas and the newest construction in town. Providence Downs South gives you a community that already knows how to throw a block party. Both get you into one of the strongest school districts in the Charlotte Metro, and both put you close to the same restaurants, parks, and gyms that make Marvin worth the drive.
