HOA fees are one of the most consistently underestimated costs in South Charlotte real estate.

Buyers see the listing price. They run the mortgage math. Then they forget to ask about the HOA until they're already emotionally attached to the house. Don't do that.

Here's what HOA fees look like across South Charlotte neighborhoods right now.

Entry-level community with basic amenities: $100-$200 per month. This is your standard Ballantyne neighborhood with a pool and common area maintenance.

Master-planned community with full amenities: $300-$500 per month. Clubhouse, pool, fitness center, walking trails, landscaping included. This range is increasingly common in Charlotte's growing communities, and it comes on top of your mortgage.

Townhomes and condos: variable, but often $200-$400 per month. Worth knowing if you're buying in the Ballantyne townhome range, where MLS data shows average closes of $490,000-$535,000 YTD. The HOA is a real part of that monthly picture.

High-rise condos in SouthPark with concierge and full amenities: $600-$1,000 or more per month.

Luxury gated communities: $500-$2,000+ per month. Completely separate category.

A few things to always ask for when you find a property you like.

Request the current HOA fee and the history of increases. Some HOAs in Charlotte have been raising fees significantly over the past few years as insurance and maintenance costs have climbed. What it is today may not be what it is in three years.

Ask for the reserve fund status. An HOA with a weak reserve fund is a warning sign. Large special assessments can hit unexpectedly and there's no way to opt out once you own.
