I'm Jennifer Ledford with The Ledford Group at eXp Realty. Indian Trail is one of the markets I serve, and first-time buyers ask me about new construction all the time. If you are new to this, take a breath. You do not need to know everything yet. Here is what I found, and what I would ask.

What do the monthly payments look like?

Let's use an example. These numbers are principal and interest only, with 5% down, at Freddie Mac's October 15, 2026 rate of 7.40%. They do not include taxes, insurance, or mortgage insurance. This is an example, not a quote.

- A $335,000 home: about $2,203 a month.

- A $430,000 home: about $2,828 a month.

- A $570,000 home: about $3,749 a month.

A lender can give you the real number. Get that before you tour.

Which one is the better deal?

It depends on what each builder will include on the day you sign.

Ask each sales center the same questions:

1. What is the total price with the lot premium and options I want?

2. Is there a rate buydown or closing cost help, and does it require their lender?

3. What are the move-in dates for homes that are already under construction?

4. What does the HOA fee cover, and what could it grow to?

5. Which homes are ready to build, and which are under construction?

As reported by Fortune on September 26, found that concessions were on 67.9% of Charlotte-area August sales. That tells me buyers are asking for help and getting it. Ask.

What schools are listed for each community?

Union County Public Schools for each. Moore Farm shows Indian Trail Elementary, Sun Valley Middle, and Sun Valley High. Sanctuary at Southgate shows Rocky River Elementary, Poplin Elementary, Porter Ridge Middle, and Porter Ridge High, along with Central Academy of Technology and Arts.

Check the exact address with Union County Public Schools before you sign.

What is nearby?

Crooked Creek Park has an ADA playground, a splash pad, a dog park, an outdoor fitness center, an 18-hole disc golf course, and a walking trail. Chestnut Square Athletic Facilities has Carolina Courts for basketball and volleyball, plus lighted tennis and sand volleyball courts. Cane Creek Park in Union County is a short drive.

I will be honest about dining. Indian Trail's restaurant scene is still growing, and many residents head to Waxhaw, Monroe, or Matthews. That is a trade-off.

How do I buy new construction with a plan?

New-construction sales centers represent the builder. They do not represent you. My process is the Committed Client Method.
