Want Land and Privacy in Marvin? Questions About Wells, Septic, and Easements to Ask Before You Buy
If you want land and privacy in Marvin, ask four things before you write an offer: is the home on public water or a well, is it on public sewer or septic, what easements cross the lot, and who maintains the road or driveway. Those four answers can change what you pay, what you can build, and how the home feels to own.
Quick Answer: Some Marvin homes use a private well or a septic system, and some are on public utilities. Easements can limit where you build a pool, shed, or fence. Jennifer Ledford of The Ledford Group at eXp Realty tells Marvin buyers to verify utilities by address with Union County, order the right inspections, and read the survey and title work before the due diligence period ends.
I'm Jennifer Ledford with The Ledford Group at eXp Realty. I work with Marvin buyers who want space, trees, and quiet, and the questions below come up with almost every one of them.
Why do Marvin buyers need to ask about wells and septic?
Because a bigger lot often means the home is not hooked to every public service. Marvin is known for larger lots and a quiet feel, with very little commercial development, and that character is part of the draw.
I'm not going to tell you which Marvin streets are on public water or sewer. I haven't verified that, and a wrong answer could cost you real money. Union County Public Works and Union County Environmental Health can answer it address by address. Environmental Health is at 500 N. Main St., Suite 47 in Monroe, and its phone number is 704-283-3553.
What do I ask about a private well?
Start with the basics:
- Is there a well at all, or is the home on public water?
- When was the well drilled, and is there a record?
- Has the water been tested recently, and by whom?
- Is there a treatment system, and who services it?
Then order a water test during due diligence. Your inspector or a certified lab can tell you what to test for.
What do I ask about a septic system?
Septic is the one that surprises people most. Ask:
- Where is the tank, and where is the drain field?
- When was it last pumped and inspected?
- Is there a permit on file with the county?
- How many bedrooms is it permitted for? This matters if you plan an addition.
- Is there a repair area set aside on the lot?
Have a septic inspector look at the system separately. A general home inspection usually won't cover the tank and field in depth.
What about easements and the survey?
An easement is a legal right for someone else to use part of the property. It might be for a utility line, drainage, or access to a neighboring lot. Easements are common, and they aren't automatically a problem. They matter when they sit where you want a pool, a barn, or a fence.
Ask for the survey and the title work. Look for:
- Utility and drainage easements
- Shared driveway or access agreements
- Setbacks that limit where you can build
- Road maintenance agreements, if the road is private
Your real estate attorney handles the title search. I'll make sure you have what you need in time to read it.
Which Marvin communities should I look at?
Marvin Creek, Providence Downs South, The Preserve at Marvin, Broadmoor at Marvin, Heritage at Marvin, Sage at Marvin, and Marvin Commons are the names I'd start with. I'm not saying which are on a well or septic. Ask address by address.
Day to day, Stonecrest Shopping Center, anchored by Whole Foods, is about 5 to 10 minutes away. Marvin Efird Park has walking trails, and Cane Creek Park covers more than 1,000 acres about 20 minutes away.

Frequently asked questions
Do all Marvin homes have wells and septic? No. Some homes use private systems and some use public utilities. Confirm for each address with Union County Public Works and Union County Environmental Health.
Should I get a separate septic inspection in Marvin? Yes, in most cases. A general home inspection usually doesn't go deep on the tank and drain field. A separate septic inspection can show whether the system is working and how old it is.
What is an easement on a Marvin property? An easement is a legal right for another party to use part of the land, like a utility line or a shared driveway. It can limit where you build. The survey and title work will show what's recorded.
Can I build a pool on a Marvin lot with a septic system? It depends on the lot, the drain field location, setbacks, and local rules. Ask the county and a licensed pool builder before you make an offer.
