5 Questions to Ask Before Hiring a Real Estate Agent in Waxhaw

Choosing a real estate agent is one of the most important decisions you'll make in the selling process. And it's one most people spend less time on than they should.

Most sellers talk to one agent, feel okay about it, and sign. That's understandable. The conversations feel formal. You don't want to seem difficult. You just want to get things moving.

But five good questions asked upfront can save you weeks of frustration and potentially thousands of dollars.

Here are the ones I'd ask.

1. How many homes have you sold in Waxhaw in the last 12 months?

This is the most important question and also the one agents are least prepared for.

General experience doesn't tell you much in a specific market. Waxhaw has its own buyer pool, its own price dynamics, and its own pace. An agent who's active in this area knows which neighborhoods move quickly and which ones need more marketing time. They know what buyers at the $600K to $700K range care most about and what they'll walk away from.

If the answer is vague or they start talking about "the Charlotte area" without naming specific neighborhoods, that's a signal.

2. How will you price my home, and can you show me your process?

Don't just ask what they'd list it for. Ask how they got there.

A good agent shows you a comparative market analysis and walks you through the reasoning. They explain what comparable homes sold for, how they adjusted for your home's condition and features, and what's happening in your price range right now.

If they give you a number without showing their work, push back. A high number with nothing behind it is a warning sign. Before any of these conversations, it helps to have your own baseline. My free tool at

3. What does your marketing actually include?

"Full marketing exposure" can mean very different things.

Ask to see examples of real listings. Look at the photography. Is it professional? Does it make the home look its best? Do they use video? Where does the listing appear beyond the MLS?

In Waxhaw, where homes are priced in the $600K to $700K range on average, buyers expect a polished presentation. Homes that look great online get more showings. More showings create more competition. More competition means better results for you.

The difference between a strong marketing launch and a weak one can absolutely affect your final sale price.

4. How will you keep me informed while the home is listed?

Ask this one directly: How often will I hear from you? What do I find out when there's a showing? When do you reach out if things are quiet?

The answer matters because silence during a listing is stressful. You put your home on the market and then you wait. A good agent doesn't make you wait alone. They check in regularly, give you feedback after showings, and tell you what they're seeing in the market.

If an agent can't describe their communication process clearly, that's probably what you'll experience once you're listed.

5. What happens if my home doesn't sell in the first 30 days?

This is the question most sellers don't think to ask until they need the answer.

A great agent has a real plan for what happens next. Maybe it's adjusting the price based on feedback. Maybe it's changing the marketing angle. Maybe it's timing a refresh for a new week of traffic. They should be able to talk through the options without making you feel like there's only one outcome.

Any agent who acts like this question isn't necessary probably hasn't thought about it.

These five questions take about 15 minutes. The conversation you have around them will tell you everything about who you're about to hire.
