Is a South Park Charlotte Home in a Flood Zone? How to Check Before You Buy

October 07, 2026•4 min read

To check whether a South Park home is in a flood zone, type the address into Mecklenburg County's 3D Interactive Floodzone Map, then compare it with the FEMA flood map and get a flood insurance quote. It takes about 15 minutes, and it's worth doing for every home on your short list.

Quick Answer: Charlotte's Stormwater Services says you can find out whether a property is in a floodzone by entering the address into the county's 3D Interactive Floodzone Map. Standard homeowners insurance does not cover flood damage, and 28% of flood insurance claims come from outside high-risk areas. Jennifer Ledford of The Ledford Group at eXp Realty tells South Park buyers to check the map, ask for a flood insurance quote, and ask the seller about past water issues before the due diligence period ends.

I'm Jennifer Ledford with The Ledford Group at eXp Realty, and I work with buyers across South Park, Myers Park, and the Charlotte Metro. I don't say anything about one neighborhood being safe or risky. I send people to the maps.

Which tools should I use to check a South Park address?

Use these, in this order:

1. The 3D Interactive Floodzone Map. Charlotte's Stormwater Services page says to type the address in at gis.mecklenburgcountync.gov/3dfz.

2. The FEMA flood map. FEMA's Flood Map Service Center shows the official flood zone used for insurance and lending.

3. A phone call. Charlotte Stormwater lists 704-432-RAIN for floodzone information, and 704-432-7246 or [email protected] for general questions.

The city explains that FEMA's floodplain shows where flooding is likely now, while the community floodplain shows where flooding is likely in the future based on expected upstream development. Both are used to guide construction, decide when flood insurance is required, and set the cost of premiums.

Does a flood zone mean I can't buy the home?

No. It means you need more information. A home in a high-risk zone with a federally backed mortgage generally needs flood insurance. A home outside the zone may not require it, but you can still buy it.

I won't tell you which South Park neighborhoods are in a flood zone. Foxcroft, Beverly Woods, Stonehaven, Montibello, Barclay Downs, and Sharon Woods each have different lots, and zones can differ from one street to the next. The map answers it for the address.

Why get a flood insurance quote even if the map looks clear?

Because water doesn't read maps. Charlotte Stormwater says 28% of flood insurance claims come from outside high-risk areas, and that standard homeowners insurance does not cover flood damage.

Treat the quote like any other number in your budget. Get one before you're under contract. Ask the agent about the cost for this address, what the policy covers, and how soon it takes effect. Flood policies commonly have a waiting period before coverage starts, so ask about timing before closing.

What should I ask the seller and inspector?

- Has the home or yard ever had water coming in, and is there a record? - Has there been a claim? - Is there an elevation certificate? - Where does the lot drain, and what does the grading look like? - Does the inspector see any signs of past moisture in the basement, crawlspace, or garage?

Seller disclosures are a starting point. Ask for specifics, and look for them on the ground.

What does daily life look like around South Park?

You can park once and spend a day. Phillips Place has outdoor shopping and dining, and Rooster's Wood-Fired Kitchen on Morrison Boulevard has a lively patio. Freedom Park and the McMullen Creek Greenway offer trails. A greenway named for a creek is a clue that water is nearby, but it doesn't tell you about a particular house.
