What Is Being Built in South Park, and What Does It Mean If I'm Buying?
Two projects are moving in South Park, and they matter for different reasons. One is a small set of new townhomes on Fairview Road starting in the mid-$900,000s. The other is a planned Publix and a second apartment building at The Colony on Roxborough Road. Neither one is finished, and some of what you may read about them is still a plan.
Quick Answer: Toll Brothers plans 14 townhomes at 5709 Fairview Road in South Park, starting in the mid-$900,000s, with sales expected to open in late 2026, according to WSOC. A separate mixed-use project, The Colony at 1815 Roxborough Road, plans a 60,000-square-foot Publix and a 260-unit apartment building, with the apartment phase set to start construction in spring 2027, according to WhatNow. Jennifer Ledford of The Ledford Group at eXp Realty tells South Park buyers to treat both as things to watch, not as reasons to pay more.
I'm Jennifer Ledford with The Ledford Group at eXp Realty. I work with buyers and sellers in South Park, Marvin, Weddington, and across the Charlotte Metro. People ask me about South Park construction all the time. Here is what the reporting says, and where the reporting stops.
What is planned at 5709 Fairview Road?
WSOC reported on April 9, 2026, that Toll Brothers calls the project Toll Brothers at South Park. It sits on a 1.2-acre infill site less than a mile from SouthPark Mall.
- 14 three-story townhomes
- Starting in the mid-$900,000s
- About 2,058 square feet each, with three bedrooms and three and a half bathrooms
- A two-car garage and a private covered outdoor space
- Site work underway in April, with vertical construction expected this fall and sales expected in late 2026
The site was rezoned in February 2024 to allow higher-density residential development. Toll Brothers said it intends to buy the site from its current owner, CAS Ventures LLC.
I read that report in April, so I can't tell you whether construction started on schedule. If this project matters to you, ask Toll Brothers or your agent for the current status before you plan around it.
What is planned at The Colony?
WhatNow reported on August 7, 2026, that The Colony is a 27-acre mixed-use development at 1815 Roxborough Road, developed by Synco Properties. The plans include:
- A 60,000-square-foot Publix as the grocery anchor. Construction has not started.
- Office, hospitality, and retail space. No new tenants have been announced.
- A 260-unit apartment building, the second of three planned. Construction is planned to start in spring 2027 and take 24 to 28 months.
- A previously approved high-rise apartment tower as the final residential phase.
The first apartment building opened in 2022 and is about 95% occupied, according to the same report.
What does this mean if I am buying in South Park?
Here is my honest read. These projects add choices, and they add years of building. Neither one tells you what your own street will do to its price.
I can't say new construction raises nearby values, and I won't. What I can tell you is that this is worth watching if you plan to buy near either site.
If you are comparing new to resale. New townhomes come with a builder contract, and the contract matters. Ask about the deposit, the completion date, what happens if the date slips, and what upgrades are included. I read builder contracts line by line with my buyers before they sign.
If you are thinking about a rate buydown. Builders sometimes offer one. Freddie Mac's 30-year rate was 7.40% on October 15, 2026. As an example, a $950,000 home with 20% down is a $760,000 loan. At 7.40% that is about $5,262 a month in principal and interest. A year ago, at 6.27%, it would have been about $4,689. The difference is $573 a month. That is math, not a quote. Ask any builder to put their offer in writing and compare it to a lender's quote.
If you are buying near The Colony. Construction on the apartment phase is planned to run well past 2027. Visit at different times of day. Look at the roads you would use. Ask how the project might change traffic and noise near the address you like.
What does everyday life in South Park look like around these projects?
South Park already has plenty within a few minutes. SouthPark Mall has Nordstrom and Neiman Marcus. Phillips Place is an outdoor shopping and dining center. Rooster's Wood-Fired Kitchen is on Morrison Boulevard, and Freedom Park is Charlotte's best-known urban park. The Colony's Publix would add a grocery option, but no opening date has been announced.
How do I figure out whether these projects affect the home I want?
Take it one address at a time.
1. Pull up the project site on a map and measure the distance to the home you like.
2. Drive the route at rush hour.
3. Ask me for recent sold homes within a mile, so you are comparing real prices.
4. Check the City of Charlotte planning records if you want to read the approvals yourself.
If you want me to look at a specific address, call me at 704-607-6996. I will tell you what I see, including the parts that are not good news.
Frequently asked questions
