Weddington High and Marvin Ridge Played With Both Teams Unbeaten. What Does a Friday Night Like That Tell You About Buying in Weddington or Marvin?
Weddington High beat Marvin Ridge 42-3 on Friday, October 2, 2026, in a game where both teams came in without a loss. If you are thinking about buying in Weddington or Marvin, that game tells you something useful about how much these two towns care about what happens on Friday night. It does not tell you which house to buy, and I would not let it.
Quick Answer: Weddington and Marvin are neighboring Union County towns with their own public high schools, and their football rivalry is one of the most watched Friday night events in the county, according to WBTV. If you are buying in Weddington or Marvin, treat game night as one way to see the community in person, then check the school assignment for each address with the district before you make an offer. Jennifer Ledford of The Ledford Group at eXp Realty helps buyers in both towns and suggests the house, the monthly payment, and the commute come first.
I'm Jennifer Ledford with The Ledford Group at eXp Realty. Weddington and Marvin are two of my lead markets, and buyers ask me about both of them in the same breath. I am not a sports reporter, so everything about the game comes from the sources I name below. What I can add is how I would use it if I were a buyer trying to pick between the two.
What happened when Weddington played Marvin Ridge?
WBTV reported that Weddington beat Marvin Ridge 42-3. The story was posted October 3, 2026, and it called the game a battle of unbeatens.
Here is what the report says:
- Weddington moved to 7-0 overall and 2-0 in conference play.
- Marvin Ridge fell to 5-1 overall and 1-1 in conference play.
- Weddington led 28-0 at halftime.
- Marvin Ridge had two first-half turnovers that led to points.
- WBTV said it was the first time in the history of the rivalry that both teams came in undefeated.
- WBTV called it the fiercest rivalry in Union County.
WBTV also noted that Weddington took a commanding lead in first place in the Southern Carolina conference with three games left on its schedule.
The week after, both teams won again. Scoreboard results compiled by Sports Illustrated show Weddington beat Cuthbertson 56-0 on October 9, and Marvin Ridge beat Porter Ridge 27-26 the same night. Porter Ridge is the Indian Trail high school, so that game also touched a third community.
One more piece of background. WSOC reported that Weddington won the 4A state championship in December 2023, 56-21 over Hoggard, at Carter-Finley Stadium. That is a long way from a buyer's checklist, but it explains why people in the area talk about the program.
Why would a high school game matter to someone buying a house?
For most buyers, it does not decide anything. It matters in a smaller way.
A Friday night game is one of the few events that pulls a whole community into the same place at the same time. If you are moving from out of state, it is an easy way to see how a town acts when it is not at work. You can see how traffic moves, how parking works, and what the roads feel like at 7 p.m. on a busy night.
It also tells you the high school is a real center of local life. That is a fact about the town. It is not a ranking of the school, and I will not give you one. School programs are different for every student, and I do not think a football score is a good way to judge a school.
Here is where I draw the line. I will not tell you a community is the right one for you because of a team, a school, or a game. That is not my call, and it is not how I want to guide you. What I will do is give you checkable facts so you can decide.
What do Weddington and Marvin have in common?
They are neighbors in southern Union County, and a lot of buyers look at both. The public school names are easy to keep straight:
- Weddington: Weddington High and Weddington Middle. Ardrey Kell High, a Charlotte-Mecklenburg school, also appears on my Weddington list, so assignment depends on the exact address.
- Marvin: Marvin Elementary, Marvin Ridge Middle, and Marvin Ridge High.
Both towns have bigger lots than most of the Charlotte area, and both are a car ride away from shopping and restaurants. Neither has a busy downtown strip, and that is on purpose.
In Weddington, I tell buyers about Weddington Optimist Park, which has about 50 acres of youth sports fields, and the Weddington Swim & Racquet Club, which has tennis, pickleball, and an outdoor pool. For dinner, 131 MAIN is the upscale American spot people use for celebrations, and Little Mama's Italian is the cozy neighborhood favorite.
In Marvin, Marvin Efird Park has walking trails and open green space, and it is low-key. Stonecrest Shopping Center, anchored by Whole Foods, is a short drive. Marvin has little commercial development by design, so nearby shopping is a feature, not a gap.
How are the Weddington and Marvin housing markets different right now?
This is the part that should drive your decision. The numbers below come from Redfin's September 2026 figures, which I used in my market updates on October 16. Both towns are small markets, so a few sales can move the numbers.
Freddie Mac's 30-year mortgage rate was 7.40% on October 15, 2026, the same as the week before.
What does that mean? In both towns, homes are taking longer to sell than they did a year ago. In Weddington, Canopy MLS shows 35 days. That gives a buyer more time to think. It does not mean a home is a bargain. It means the first price a seller picks matters more than it did.
What does a Friday night in these two towns look like?
I have not been to this game, so I will not describe the crowd. I can tell you how I would use a home game if I were buying.
1. Pick a home game and go early. The athletics schedule for each school is posted by the school. Check it, because dates and times change.
2. Drive in from the house you like. Leave from the address you are considering, not from a hotel. See how long it takes and where the traffic backs up.
3. Park once and walk. Note how far you park and how the roads feel after the game ends.
4. Eat nearby afterward. Dinner at 131 MAIN or Little Mama's, both on my Weddington list, shows you what the area is like after the stadium empties. If you are staying on the Marvin side, Stonecrest has several options.
5. Come back on a plain Tuesday. Game night is the busiest night. Tuesday at 5:30 p.m. is closer to daily life.
That is a plan I would trust more than any single statistic.
Does the football rivalry show up in home prices?
I have no local data that says so, and I will not guess. Rates, inventory, lot size, and the condition of the house move prices. A rivalry game does not show up in a sold price.
What I can say is that buyers in both towns tend to ask the same questions. How far is it to Ballantyne? What is the lot like? What does the monthly payment look like at 7.40%? Those are better places to spend your energy.
How do school assignments work for a Weddington or Marvin address?
This is the part most buyers skip, and it is the part that matters most.
School assignments come from Union County Public Schools and, for some Charlotte-area addresses, Charlotte-Mecklenburg Schools. They can change. A home that is assigned to one school today could be assigned somewhere else after a boundary change.
Here is what I tell every buyer:
- Use the district's address lookup for the exact address, not the subdivision name.
- Check again before you write an offer, and again before you close.
- Ask the seller if they know of any proposed boundary changes.
- Do not rely on a listing description, a neighborhood website, or me for the final answer. The district is the source.
I list the school names above because they are the ones I work with. I do not assign a home to a school. Neither can an agent or a listing site.
Which Weddington and Marvin neighborhoods should I look at?
I try to name a mix, not the same two every time. These are the ones I would put on a first list.
Weddington: The Falls at Weddington, Brookhaven, Weddington Preserve, Weddington Heritage, and Providence Place. Weddington's range is wide. My usual Weddington range runs from about $500,000 to $1.2 million and up, and the higher-priced neighborhoods go above that.
Marvin: Sage at Marvin and Marvin Commons are active new construction communities. The Preserve at Marvin gives you an established-home option. Marvin Creek and Providence Downs South are older, well-known names. My usual Marvin range is about $600,000 to $2 million and up.
I am giving you names, not a ranking. A neighborhood can be right for one buyer and wrong for another, and the only way to know is to look at the lot, the HOA documents, and the roads around it.
Should I buy in Weddington or Marvin?
That depends on three things, in this order:
1. The house and lot. Size, age, condition, and what you can fix later.
2. The payment. At a 7.40% rate, the monthly number is what many buyers feel first. I always show the payment next to the price.
3. The daily route. Your commute, your errands, and the things you do every week.
Football comes in a distant fourth, and I say that with affection. If a team matters to you, it can be a tie-breaker between two homes that are otherwise equal. It should not be the reason you stretch your budget.
How does the Committed Client Method help a Weddington or Marvin buyer?
My process is the Committed Client Method. That means full representation and a signed buyer agency agreement before I open a door. I will not show a home without it, because I want you to have an agent who works for you and not one who only unlocks doors.
In practice, for a Weddington or Marvin buyer, it looks like this. I pull the sold homes near the address first. I read the disclosure and the HOA documents with you. I check the planning pages for road projects and rezonings nearby. Then we write an offer that matches the data. If the numbers do not work, I tell you, even if it is not what you hoped to hear.
What should I check before I decide?
Use this list as a starting point.
- Sold homes within a mile of the address, from the last 30 to 90 days.
- Days on market for sold homes, as well as active listings.
- The HOA documents, including fees, rules, and any pending assessments.
- School assignment from the district for the exact address.
- Drive time to work at your real hours.
- Septic and well status. Some areas of both towns are not on public water or sewer, so ask Union County Public Works before assuming.
- Planned road work and development nearby, from the town and the state.

Does a school's football team change home values in Weddington or Marvin? I have not seen local sold-price data that links a team's record to home values, so I will not say it does. Rates, inventory, lot size, and condition matter far more. Compare recent sold homes near the address.
