Canopy MLS' September 2026 numbers show Weddington with 16 homes sold and a median price of $1,575,827. Homes took a median of 35 days on the market, and sold for 98.3% of list price.

For Ballantyne's 28277 ZIP code, Canopy MLS shows 71 homes sold, a median of $639,567, 49 days on market, and a sale-to-list ratio of 99.4%. About 40.4% had a price reduction.

How much inventory is there?

A Canopy MLS report dated October 2, 2026, put Weddington houses at 4 months of inventory. That's how long it would take to sell every house listed at the current pace. The Weddington market is more of a buyer's market. The $1.4 million to $1.5 million range was the tightest, at 1.2 months, so where you shop changes how much negotiating room you have.

Which one has more land?

I'd expect Weddington, but I haven't pulled a town-wide minimum lot size, so check each listing. Ask for the acreage and a survey. A big lot can have a creek, a slope, or a setback that cuts the part you can use.

Which schools and counties are involved?

They are in different school districts. Weddington is in Union County Public Schools, with Weddington High and Weddington Middle. Ballantyne is in Charlotte-Mecklenburg Schools. Ardrey Kell High opened in 2006 and had 3,036 students in 2024-2025, according to Wikipedia. Ballantyne Ridge High, at 4004 Toringdon Way, opened August 26, 2024, to relieve crowding at Ardrey Kell, South Mecklenburg, and Myers Park, according to a news report.

Assignments follow the address and can change, so confirm each home with the district first.

What about property taxes?

Union County's rate for fiscal year 2027 is 43.42 cents per $100 of assessed value, per a Hoodline report on the June 16, 2026 budget. Mecklenburg County's rate is 49.27 cents per $100, according to WFAE, and homes inside Charlotte also pay city tax. Fire district and other charges are extra, so ask for the last full year's bill on any home you like.

What is daily life like in each?

Weddington has community amenities like the Weddington Swim & Racquet Club, with tennis, pickleball, and an outdoor pool, and Weddington Optimist Park, which has about 50 acres of youth sports fields. Downtown Waxhaw and its Main Street shops are about 10 minutes away. For dinner, buyers go to 131 MAIN or Little Mama's Italian.

In Ballantyne, Life Time Fitness is the big gym, and Ballantyne Village has shops and restaurants like Postino. Ballantyne Corporate Park holds employers such as Honeywell, Red Ventures, and AvidXchange, so some people live close to work. Wegmans is scheduled to open there on October 14, 2026.

How would I decide?

I'd test three things: the acreage and survey on each home, the real drive at the real hour, and the total monthly cost with taxes and HOA. Then I'd tour a few Weddington neighborhoods, such as Atherton and Weddington Preserve, and a few Ballantyne ones, such as Blakeney, and pull closed sales for each.
