What Down Payment Help Is Actually Out There for First-Time Buyers in Waxhaw?

September 29, 2026•5 min read

If you're buying your first home in Waxhaw, the main down payment help in North Carolina comes through the NC Housing Finance Agency, and the biggest program offers $15,000. It's real money, and you have to meet some rules to get it.

I'm Jennifer Ledford with The Ledford Group at eXp Realty. First-time buyers tell me "I have no idea where to start," so let's start with the money question.

Quick Answer: The NC Housing Finance Agency's NC 1st Home Advantage Down Payment program offers $15,000 to eligible North Carolina buyers, including first-time buyers, veterans, and buyers in targeted areas. It works as a 0% second loan that is forgiven over time. Income limits, price limits, and a 640 minimum credit score apply, so check the current limits before you shop in Waxhaw.

How does the $15,000 program work?

According to the NC Housing Finance Agency, the $15,000 is a 0% deferred second mortgage. You make no payments on it. It's forgiven at 20% a year at the end of years 11 through 15, and fully forgiven at the end of year 15. If you sell, refinance, or move out before then, you may owe part of it back.

To qualify, you generally need to be a first-time buyer (no home owned as your main residence in the past three years), a veteran, or buying in a targeted census tract. You also need a 640 credit score, a participating lender, and you must live in the home within 60 days of closing. It works for single-family homes, townhouses, and condos.

There's also the NC Home Advantage Mortgage, with help of up to 3% of the loan amount. The NCHFA page lists an income cap of $158,000 there. Limits vary by county, so check the current chart or ask a participating lender.

What's the catch?

Price limits. These programs cap the home price. Redfin's data for the 28173 zip code, which covers Waxhaw, showed a median sale price of $710,193 in August 2026, with homes ranging from about $240,000 to over $1.5 million. Many Waxhaw homes will sit above a program's limit, so you may be looking at townhomes, condos, or smaller single-family homes.

Check the limit chart before you fall in love with a house.

The money is also a loan, even if it's forgiven. If you plan to sell in five years, you may owe some of it back. That's a fair trade for many people, but know it going in.

What if I don't qualify?

Ask the seller for help. Redfin reported that 67.9% of Charlotte home sales in August 2026 came with seller concessions, against 44.7% nationally. That won't cover your down payment, but it can leave more of your savings for it.

Ask your lender about low-down-payment loans and any local programs open right now. I'm not a lender, so I can't tell you which loan fits. That's why I ask every first-time buyer to talk to one before we tour a single home.

What does a simple example look like?

This is only an example, not a quote. On a $450,000 home, a 3.5% down payment is $15,750. The $15,000 program could cover most of it. You'd still need cash for closing costs and inspections.

With rates at 7.03% as of September 24, 2026 (Freddie Mac), your monthly payment matters as much as your down payment. Ask your lender to show you both.

What is Waxhaw like for a first-time buyer?

Waxhaw has one of the best small downtowns in the Charlotte area. Main Street has antique shops, boutiques, Mary O'Neill's Irish Pub, and Jekyll and Hyde Waxhaw, and DreamChaser's Brewery is a popular weekend spot. Cane Creek Park, about 1,000 acres of trails and fishing, is a short drive.

Kensington, Lawson, Cureton, Longview, and Millbridge each have different price points, so tour a few. High school assignments include Cuthbertson High, Marvin Ridge High, and Parkwood High depending on the address, so confirm with Union County Public Schools.

What should you do first?

Talk to a participating lender about NC 1st Home Advantage. Get pre-approved. Check the current income and price limits for Union County. Then call me at 704-607-6996 and we'll look at homes that fit. I'll be straight with you at every step. That's what guided, not sold looks like.
